i think this is a time sharing scheme...anyway, free 70 night stay means after that u hav to pay even u stay in ur own unit? or actually there is no unit assigned to u, and u just get rental every month? anyone can explain the selling concept ar?
ReplyDeletereally? i heard from sales person, unit will be assigned to certain person. 7% return annually for next 5 years (will bank in every month) and followed 3 years renewable contract or we can rent out by ourself. But considering with A'Famosa; I felt its rareley doing business except on weekend; plus the waterpark in bayou is small for hundred of units over there. is it worth to buy this bayou resort unit in melaka?

2. Sign Sales & Purchase Agreement upon paying 5% deposit - so means this unit is belongs to the buyer
3. You can choose to sign a 5-year agreement with the management to let them rent out for you for a monthly guarantee rental OR do not sign the agreement (if you wish to stay in as your house or rent out by yourself)
4. Free 70 nights = 14 days x 5 years (if you choose to sign the agreement) or stay 365 days if you do not sign the agreement
5. Pay 5% deposit. Then apply bank loan. During construction period, developer will bear the interest of house loan.
6. Return of rental will be banked in every 3 months
7. The resort is manage by Crystal Crown Group. They are mainly doing Group Holiday Business, means tourists come to Melaka by package / by bus. Walk in customer is not their main target.

ReplyDelete* continue extend the agreement for 3 years per contract (non guarantee)
* own stay
* rent as homestay or get your own tenant
* Sell to other investors

DeleteI took a drive down to this place and noticed another resort beside bayou called water park resort which was ordered to shut down bcoz they were open for business before they got their CF. There is also a muslim cemetary right infront of bayou, considering all this, is this still a good invesntment as this place is also surrounded by malay kampung.
